    There are two building sites on the property (north/south). The north site consists of a large scale livestock feeding facility, feed storage structures and a manure composting site with a liquid manure storage lagoon. The south site consists of a livestock housing/feeding facility.




    CATTLE BARN #1: (100x798, 32x32 office/garage) Builder: Lester Building Built: 2010/2013 Barn: Full concrete floor with interior divided into group pens. Some pens are divided by interior 7 ft height concrete walls, other pens by gates. A concrete apron extends both south and north of the building with the north apron gated for cattle movement (drover's lane). It also serves as the drive by feeding alley with a "J" bunk and neck rail. The west end of the facility is configured for a special needs area with individual or small group pens and a cattle chute with lock up. The north apron is for manure handling. A series of rain water collection points are spaced along the feed alley and are plumbed to allow controlled run off. Manure is scraped to the north apron/alley and moved to triangle shaped short term concrete holding areas. Manure is then moved to the compost pad area with liquids draining off to a (3) million gallon liquid manure pit. Trough waterer's are set between each pen. Gating is metal. The colored metal roof is mono sloped and raised to the south to a height of 28.5 ft and slopes down northward to a height of 16 ft. The roof is supported by steel columns set on concrete piers being approximately 6 ft above the concrete floor with additional cable anchors. The roof is wood framed truss and wood purlins. The north wall has a split curtain and the building is fully open to the south. The roof and side walls were upgraded/replaced in 2013 post storm. All areas that come in contact with cattle are concrete for steel. The building has shown little physical deterioration over the past five years. Office/Garage/Loading Chute: (32x32). This west side addition is configured for a 20x19 office, 10x19 triangular shaped utility/restroom with the balance being a garage and cattle loading chute area. The exterior is insulated colored metal and is wood framed, colored metal roof. A heated concrete floor exists in the office and restroom/utility room. This room has sink/commode, plywood walls, LP gas hot water heater, and water distribution lines. Office interior is drywall with insulated colored metal ceiling. 400 amp electrical panel. Service doors and windows. Concrete floor in garage and cattle chute area.



    MACHINE SHED/SHOP BUILDING: (60x250x18 = 15,000 sq ft) A "Lester's" Brand pole building with colored metal exterior surfaces. Built 2014.     CATTLE BARN #2: (100x130) This structure is of similar design and configuration as cattle barn #1. Mono sloped colored metal roof on wood trusses and steel columns. Concrete floor, open bay to be configured as pens with steel gates. North wall has curtain side walls, "J" bunk to the south for drive by feeding and on the interior (west side) for drive through feeding. Waterers present. The north end has an overhead door and a load out area for manure in the northwest corner. The west concrete wall is built into the hillside.



    COMPOST PAD: (estimated at 5 acres) A sloped concrete and asphalt pad used for manure stacking and composting. Pad's slope allows surface water run off to a 3.3 million gallon bentonite lined lagoon located immediately to the east. (The manure lagoon is valued separately within the subject's site valuation).
